Who?

True story - this bit started out as just a single paragraph on another page. But as I expanded the paragraph, and dug a little, more interesting stuff kept coming forth. It felt like it needed a page.

Which Company is Which?

Throughout the site I will, for complicated legal reasons, use the terms freeholder and freehold management company together, separated with a '/'.

Other than those legal reasons, the '/' is also because it can be quite tricky for the regular person in the street to discern the tangible difference between all of the entities who may or may not appear to be involved in collecting payments from them as a leaseholder.

Note, it's not impossible to discern them, and there's nothing illegal about complicated company structures.  It just requires a determination that many people might think simply isn't worth it.

For example, over the years, I have received correspondence either from, or on behalf of:

Regis
Regisport
Regisport Ltd
Regisport Limited
Regisport Limited (Pathos)
Ground Rents (Regisport) Limited
Ground Rents (Regisport) Limited (Pathos)
Furatto
Furatto Limited
Pier Management

and that's not to forget about JB Leitch, the solicitors who got involved on occasion. A separate website just about JB Leitch is coming soon.

​Furatto for example appears to be a freeholder, with registered address '7 Nelson Street, Southend-On-Sea, England, SS1 1EH' according to Companies' House.

But, the lines between Furatto and Pier do sometimes appear blurry.

Pier's address is also in Southend-on-Sea, in the same SS1 postcode. Indeed on some Pier Management letterheads, the very same Nelson Street address also features.

​There's nothing illegal about this, it can just add to the confusion, for some people.

Who is David Bland?

Initially I just thought of David as someone having an interesting name. Then I went down a google-hole.

David signed off his latest missive to me, which was on Pier Management letterhead, as 'For and on behalf of Furatto Limited', and described himself as 'Legal Executive Lawyer'. And LLB (Hons). Don't forget the Hons. okay?

That stood out, so I went Googling:

I couldn't find a David Bland working for Furrato. I did find one working for Regis. Regis seemed an awfully similar word to Regisport. It's also based in Southend on Sea. Could that be our David Bland?

Now, it's perfectly reasonable, and legal, to have more than one job title, or do more than one job, for more than one company/entity. So there's nothing untoward about it.

But without having Googled, itself caused by David Bland sending me a letter, I wouldn't have noticed the second link. Is that the same David Bland who is corresponding with me?

Let's check out that 2nd link.

​It's a David Bland, that's for sure. And CILEx is "the independent regulatory body of the Chartered Institute of Legal Executives (who) regulate individual legal professionals and law firms". It's too soon to tell, but it's at least a remarkable coincidence.

What was the case about?

Well, that David Bland was alleged to have: 

"failed to comply with the regulation applicable to him and take practicable steps to ensure that he could demonstrate his adherence to the core principles of the CILEx Code of Conduct 2015 and compliance with its associated outcomes".

Crikey. It was alleged that: 

"David Bland failed to maintain high standards of professional and personal conduct and undermined the confidence and trust placed in himself and his profession by his client, his employer, the public and others, in that he behaved unreasonably and with an intention to harass his client’s tenant, by failing to correct an erroneous reference to legislation at the earliest opportunity when challenged, and by insisting on his client’s tenant paying charges for which there was no contractual basis.".

Crikey again. An intention to harass?

Could that be our very own David Bland? 



Our David Bland is concerned with the collection of charges from leaseholders, isn't he. 


Could there be two separate, individual David Blands (legal executive lawyer, LLB (Hons)) out there? HOW EXCITING.

I digress.



(supposedly David Bland is now 'ex' Pier Management, btw, here's his 'Out Of Office' on 28.05.22. Odd that it's an 'Out Of Office' automated reply rather than an outright rejection by the mail server.... "I have left Pier Management and that my inbox is no longer monitored. All emails should be addressed to [email protected]​")
