I am amazed that companies like Pier Management don't know about it, or do it.
It would increase their hard money yield 1000x overnight. Often the fee that a sub-tenant attracts, can be 50% or more of the annual ground rent charge. Indeed in a lot of cases, the sub-letting fee is MORE than the annual ground rent.
